T1+2 Duplex w/ 2 suites and balcony with 29.8 m2It is at number 284 of Rua da Alegria, in Bonfim, that a new building will appear, of absolutely modern ~ construction, but which makes use of a typical façade of Porto architecture from the beginning of the twentieth century.For the sake of architectural and urban coherence~, it was decided to use~ wooden frames (lacquered and with a hinged or oscillo-stop operation) on the main façade (except recessed). This opc~o provides the best thermal and acoustic performance while ensuring the unique aesthetic and architectural coherence ^ that was sought in this project.The main façade, facing west, is characterized by the ceramic tile covering^ of high relief, with a traditional pattern~o and hand~ painted, by the jambs covered with pieces of yellow granite, and by the railings of the balconies in cast iron.The nobility of the chosen finishes is evident in both the common and private areas. An example of this is the choice of wainscoting, in the entrance hall of the building and stairwell, and tall and worked baseboards on the access levels to fractions~es.Inside the apartments the floor is multi-layered oak glued in the shape of herringbone, air conditioning, water heated by solar panels and SMEG appliances.On the rear and recessed façade, we opted for the use of quartz-type pre-patinated zinc coating, and lacquered aluminum frames with thermal cut and swing or tilt-stop operation. Here, too, the solutions that guarantee the best thermal and acoustic performance were chosen.In the vicinity you will also find a gym, bars, restaurants, shops of all kinds of utilities, public car parks, traditional markets and grocery stores, shopping centres and schools.

T1+2 Duplex c/ 2 suites e varanda com 29.8 m2E´ no nu´mero 284 da Rua da Alegria, no Bonfim, que vai surgir um novo edifi´cio, de construc¸a~o absolutamente moderna, mas que faz uso de uma fachada ti´pica da arquitetura portuense do ini´cio do se´culo XX.Por uma questa~o de coere^ncia arquiteto´nica e urbani´stica, optou-se pela utilizac¸a~o de caixilharia de madeira (lacada e com funcionamento de batente ou oscilo-batente) na fachada principal (excepto recuado). Esta opc¸a~o proporciona o melhor desempenho te´rmico e acu´stico ao mesmo tempo que garante a coere^ncia este´tica e arquiteto´nica que se procurou, neste projeto.A fachada principal, voltada a poente, caracteriza-se pelo revestimento em azulejo cera^mico de alto relevo, com padra~o tradicional e pintado a` ma~o, pelas ombreiras revestidas com pec¸as de granito amarelo, e pelas guardas das varandas em ferro fundido.A nobreza dos acabamentos escolhidos e´ patente tanto nas zonas comuns como nas zonas privadas. E´ exemplo disso a escolha de lambrins, no hall de entrada do pre´dio e caixa de escadas, e de rodape´s altos e trabalhados nos patamares de acesso a`s frac¸o~es.No interior dos apartamentos o pavimento e´ de multicamadas de carvalho colado em forma herringbone, Ar Condicionado, água aquecida por paineis solaresa e electrodomésticos SMEG.Na fachada traseira e recuado, optamos, optamos pela utilização de revestimento de zinco pré-patinado tipo quartz, e caixilharia de alumínio lacado com corte térmico e funcionamento batente ou oscilo-batente. Também aqui foram escolhidas as soluções que garantem o melhor desempenho térmico e acústico.Nas redondezas encontra ainda ginásio, bares, restaurantes, lojas de todo o tipo de utilidades, parques de estacionamento públicos, mercados e mercearias tradicionais, centros comerciais e escolas.
